Dilapidations Deposit: A deposit equivalent to five weeks’ rent will be required to be held throughout the Tenancy as security against damages or any breach of the agreement by the Tenant. The dilapidations deposit will be registered with an approved deposit protection scheme (unless the contract is a Non-Assured Shorthold Tenancy Agreement).

Wagtail Close is situated centrally in Twyford village between the local shopping facilities and the main line train station, both within a 5 minute walk. Polehampton Infant and junior schools are also close by with Colleton Primary school about 15 minutes’ walk to the south. Twyford village offers a variety of shops, cafes’ restaurants and public houses including an excellent Waitrose Supermarket.   There are also several dental surgeries, health centre, 2 churches and a library. The larger town of Reading offers excellent shopping and entertainment facilities and is home to large number of international corporations located on the business parks surrounding the town. Readings mainline station (one stop from Twyford) also offers connections to the rest of the country including the West Coast Mainline with Cross rail services due to commence in 2020 (also available from Twyford station). For those with fitness and sporting interests, Twyford has a gym, cricket, football and tennis clubs, bowls club and there is a choice of golf courses and numerous cycle routes, bridle and foot paths throughout the surrounding countryside.

Directions

From our offices on the Wargrave Road in Twyford, head to the central traffic lights and proceed straight over into church street. Continue on to the Waltham Road and then take the first turning left into Springfield Gardens (6’6 width restriction into this entrance). Then take the right fork around the green and then first right again into Wagtail Close where the house is on the left.
