Tenant Fees

 

Holding Deposit	Equivalent to 1 week's Rent
Dilapidations Deposit	Equivalent to 5 weeks’ Rent if the annual rent is less than £50,000.00, or equivalent to 6 weeks' Rent if the annual rent is £50,000.00 or more
Late payment of Rent Fee (for Rent which is more than 14 days overdue)	3% above the Bank of England's annual percentage rate for each day that the payment is outstanding
Tenancy Agreement amendment Fee	£50.00 including VAT per Tenant request
Locksmith or replacement key/security device Fee	As per the contractor's invoice and/or associated costs incurred by the Landlord

Full Management Service	12% of gross Monthly Rent including VAT
Rent Collection Service	10.8% of gross Monthly Rent including VAT
Introduction Only Service	9.6% of gross Monthly Rent including VAT Reducing if the same Tenant/s renew into second, third and subsequent years
Tenancy Set Up Fee	£300.00 including VAT
Tenancy Renewal Fee	£120.00 including VAT
Dilapidations Deposit Re-Registration Fee	£45.00 including VAT
Landlords Gas Safety Certificate (dependent on number of appliances)	From £100.00 including VAT
Court Attendance Fee	From £180.00 including VAT per day
Energy Performance Certificate	From £50.00 up to £80.00
Inventory report make/update, Check In or Check Out Fee (subject to terms and conditions)	From £105.00 up to £950.00
Abortive Inventory make/update, Check In or Check Out Fee (applicable if cancelled within twenty-four hours of the Check In or Check Out day/time)	From £105.00 up to £950.00
Full Professional Property clean (exclusive of all carpets, oven, hobs, extractor fans and any other additional items)	From £105.60 including VAT up to £840.00 including VAT
Serving Notices	£60.00 including VAT
Arranging works beyond routine maintenance and repair (applies to invoice values totalling over £1,000.00)	10% of the total invoice/s including VAT
Formulating Dilapidations Deposit adjudication claim if raised by the Landlord/s	£150.00 including VAT
Accompanying Landlords preferred maintenance contractor (subject to a minimum stay of 1 hour)	£75.00 per hour including VAT
Termination of a current Tenancy or withdrawal from a proposed Tenancy	£250.00 including VAT
Making a payment to a bank account outside the UK	From £33.00 up to £45.00 (no VAT payable)
